I say there is " an intolerable odor of some kind' at such and such and for them to get estimates for costs to remove it that may include refinishing of interior surfaces or removal/replacement of them.. " Something like that.. Then I'd just look at one of the clients or realtor and ask them, 'what does it smell like to you.. ? " They answer.. and their answers go in the report. "Client stated it smelled like body odor'..
  5. Yes... I've seen exactly that... I simply recommend that upgrade to a modern system for the obvious reasons..
  6. The problem is the NPMA-33 form 'comment' that Neal Lewis mentioned.. it's out there.. in print and tends to be the final word in a RE transaction.. On the other hand, Bill Kibble is correct.. for an 'owned property not under a transaction' process.. It depends on the situation..
  7. Lookin at my 9 yr old American WH here in the office.. .. not one issue.. I believe Mike is right.. it's multiple things.. probably highest is water quality and amount of usage.. I'd say a certain amount of 'less' use, more problems.. wouldn't you?

  19. Richard, I call that the "Bronzed Baby Shoe Car" How is the pickup on that little thing? They look like a blast to drive..
  20. 32' ladder on conventional alum American van rack... two bungees per post.. 3 posts.. (2 on side, one at rear) and a lockable cable type system (bike-lock with cylinder lock). Change the bungees when they need it and you should be fine.. Not a problem in 18 yrs..Those latch sytems are not necessary.. Next van will probably have the swing-it-down thing ...Maybe going with a Transit connect... i dunno.. I like my E150...it's better to be sitting higher in this traffic..   21. I frequently tell folks exactly how I think something should be repaired. I also warn them of what others will try to sell them. That is very good procedure BK.. I too tell them 'what others might say'.. That goes for a lot of things like chimneys and so forth.. If you give them the heads-ups, you've provided them a major service..

  24. Seen those.. I don't pull fuse blocks anymore.. That bakelite stuff is kind of brittle and every once in a while.. you see them broken.. I used to.. but I don't want one breaking on my watch...
  25. We see a lot of that type of house around Lexington/Concord/Lincoln MA..
