  8. Ok, I'll venture another WAG. My water heater has a faulty low limit switch so the tank temp gets very close to ambient, then it fires and runs balls out to raise the temp and over shoots the high limit. A differential between the low limits from one tank to another will create a differential in run times, and a fault like mine would explain the cooked exhaust. With parallel tanks no one would notice the temp variations that I have, which led to my conclusion. Tom

  10. Got the manuals? I found American's install instructions pretty quickly online, fourth hit when I searched 'power vented water heater'. They call for 3" pipe with long sweep fittings (pdf page 9), I see 2" pipe and standard fittings. That would build up some extra heat. http://www.americanwaterheater.com/supp ... ervent.pdf Tom

  17. Mark, the SOP only applies to a Home Inspection. Clearly define your scope, establish a standard, create a contract and your off and running. As long as you and the client agree that the service you are providing is not a Home Inspection you are not governed by the HI law. If I were to write an agreement for walk and talks it would begin and end with the phrase "this is not a home inspection". Tom
  18. Open loop heat pumps return the water to its source, or more accurately, very close to its source. Using a stream as the source the return would be several feet down stream of the inlet, for a pond they would be tens of feet apart, or for your well the intake should be a few feet off the bottom with the return several feet above that. The water is a vehicle for moving heat, it doesn't get consumed. Are you talking about evaporative loss from a cooling tower? Tom
  19. We can't tell from that pic if it is an S or not. The trap arm length references the distance to the vent, so if the arrow in the pic points to a Tee then it is a P trap and Randy is correct, but if it's an Ell then the buyer's HI is correct.   20. Do yourself a favor and skip anything produced by LP. Their products all end up recalled, in class action, or in failure just after production has ceased and parts are no longer available. Tom

  23. Quick Books Pro is about as cool as accounting software can get. I've never heard anyone say they liked Peachtree. I haven't played with Peachtree in a long time, but if it's anything like the old version it might be overpriced. Edit: Your accounting software should be just like any other tool in your arsenal. It should be the best you can afford and be a good fit so that you can use it comfortably and safely with reliable and repeatable results. Tom
