  3. I really do not say anything about it. Under our state law/SOP and in the verbiage that the state requires in our agreement it says that we are not looking for asbestos, et, etc , etc....
  4. The 203k market in my area is not very robust either, the lenders do not push them. Of the few that I have done over the past year a major hurdle has been finding contractors that are willing to work with the program.
  5. I pay 6.8 cents per KW hour, that is pretty cheap. But then we have TVA power and that is another government boondoggle discussion for another thread or day. When I lived in MS, we paid .14 cents per KW hour.
  6. It all has to do with security and folks who are dishonest. They do not perform the credit checks like other CC processors do so I'm guessing this is their method to weed out the bad guys. In the grand scheme of things to me it's not that big of a deal. Over the past several years I bet I have only gone over the $1000 mark in CC sales only a few times. For 2.75% per transaction I can deal with it. I guess If I wanted to pay an extra % I could copy the CC number down and then input it without swiping it a few days later so it would be on the next weeks total.
  7. Well I'm now verified as of 8 AM this morning! Wahoo..... I took my first CC at my morning inspection and it was easy. My client and their agent were awestruck or they were just being nice! I would say that about 40% of my clients now pay with a CC/Debit and about two years ago I would say it was around 10%. Folks just do not write checks like they use to do.
  8. All communication is through email with Square, this is how they say the keep the cost lower than anyone else. My reader came yesterday, I'm just waiting for them to verify the bank account. If it works like I think it will, I will be dumping my Costco processing service.
  9. 95% chance that the meter was installed after the HVAC system was in place. They will not install the meter untill the final grading is done and that is usually one of the last things done to a home.
  10. I would say that about 50% of my business now comes from either my website/blog, the ASHI site, TIJ and or the Inspection News.

  12. We use Skype to talk to our kids in Honduras. The village they are in has no phone service but they have cell service and an Internet card! Now when the trees sway in the wrong directions the signals go away, but hey they are in a 3rd world country!
  13. About the only sure fire way to tell what is going on is to cut open a section of the wall. As Jim noted, it looks like the fasteners/nails are telegraphing through the stucco. Several reasons can cause this and the most common would be an improper thickness of the stucco and the wrong type of fasteners. It also sounds like the house has an insulation problem if they have frost in a closet!
  14. What are the price ranges for the Raz? I looked at their website and could not find any resolution information on them. Anyone have an idea of what the resolutions are?
  15. My daughter, her husband and their children (my grandchildren) live off the grid in Honduras! They are missionaries on what is called the Mosquito Coast. They have a generator that they run about 6 hours a night for electricity. They have an LPG refrigerator and pump water from a well. Put it this way, they are so far off the grid that they can't even get mail service within 100 miles of them! We call them the Swiss Family McGehees! The funny thing is that they have a cell phone and cell service in the village they are in. No power in the village but they have cell service!
  16. Email the contract to them and have them scan and email it back. If they can not scan it have them fax it. This is how I handle about 75% of my clients. My form also has a place for them to put down the CC information so I have payment up front before the inspection if they are not going to be at it. Makes life very simple....

  18. Tell them what you found, what you think it is, what will happen and that they are screwed! You might add that it won't be an inexpensive fix.....
  19. Tear in filter fabric or the pipe has pulled apart. My guess would be some missing filter fabric on the pipe.
  20. You do realize that associations like ASHI can not provide "group" insurance until our leaders in Washington DC allow it to happen by changing the laws...... Scott, I know that a home inspection organization cannot directly provide the insurance. I was thinking about it the other way around: If a group of professional Home Inspectors can show that there is a lower risk to the insurance companies because of their better qualifcatrions than the average inspector, this would make the group more attractive to them and could hopfefully translate into discounts for the members. The leadership could solicite competitive bids for coverage. This could apply to E&O, Business Liability, Disability, and possible other types of insurance. I would also suggest soliciting for ASHI member discounts for things like office supplies, computers, etc.. FYI- The AIA has lots of these type of benefits available to members. I know that it is permitted by the government. I can even get an AIA Mastercard! Regards, Steve ASHI has had discount offers like you are speaking of over the years. Some were seldom used and they went by the wayside. Right now they have a deal with Business Risk Partners on E&O coverage, its not much but is better than nothing. I think the BRP discount is 10% off their normal rates. Over the years they have had deals with FedEx, UPS, Office Max, Hertz, AVIS and a few others but that is all I recall. They don't cost ASHI or anyone anything but if the members do not use them the companies drop the program after a year or two.
  21. It boils down to having members in more than one state. A Chamber of Commerce is located in a single State and most likely in a single city or town. Same reason you can not shop health insurance across state lines. Group insurance is not all that great unless it is paid for by your employer!.... My son and I were on my wife's group coverage through her company. It was great untill about two years ago and then the rates went out the roof with BCBS. Her company had a few heart attacks, a kidney transplant, a couple of cases of cancer, a case of ALS and a case of MS along with a few diabetics and many in their late 50's and 60's working for the company. So everyone else had to pay for those that were in poor health or had other issues. By my son and I going onto our own private policy we saved around $300 a month. Granted we have a higher deductible and pay more for Rx and doctor visits but it saved us a good amount of money.

  23. I agree with Mike but I would increase the amount to around $5,000. That entire corner will have to be redesigned, bricks removed, siding removed (rotted wall you can not see repaired) and then all of it reinstalled.
  24. Hoodies are dangerous or so my son's middle school administration thinks! They have "outlawed" them on school property because they are a safety concern. Supposedly students have been hurt when the hood is pulled from behind! Guess who's son had to test the new rule to see if they were serious! Yep, you got it right!
