  3. For this and about 50 other things. Rough framing is horrific, rough plumbing is worse and they cut through a 14 inch lvl to run heat. The windows in the the bedrooms are 28 inches by 56 inches and they should have been 2' 8" by 5' 6". On a gut feeling, I kicked a shear wall on the garage face and I moved it an inch on the foundation. During the foundation inspection, I made them add all kinds of anchors- I have no idea why the wall wasn't anchored. I ordered the roof covering removed and replaced- no starter strip, no ice and water, no underlayment, stapled not nailed and the shingle offsets were one inch. The installer racked the roof so, with the one inch offsets it's almost like not having a roof at three foot intervals. I called the owner and told him to find a new contractor. I reminded him that I told him the house couldn't be built for the contract price and that I said at that time his contractor was a thief, an idiot or both. To make matters worse, even though th contractor took his draws, he never paid for any of the materials. The owner is out almost a hundred grand, the house has a hundred in liens against it and there might be 50 grand worth of asset there. That sucks! But it's nice to see you're kickin' some ass. Nice job Chad! I would rather arrive and say, "That looks awesome! Nice job!" I truly hate the conflict that comes with the job.

  6. The cupola is a ridge vent.
  7. I have a direct vent w/o a fan with a provision for a fan. Stand over the vents and I'd guess convection is pulling a cheap bathroom fan of volume. The hotter the heat exchanger, the more convection because the hotter air is that much more buoyant. I will hook a fan up and shoot stack temps before and after in the next few weeks.
  8. Offer to test with a spring loaded center punch. Raymond taught me about the tempered glass *wave* six or seven years ago. He's right- you can literally see tempered glass.

  12. I exercised the valve. When it came to the closed position it felt like a cushioned stop like a rubber-washer sealed throttling type valve. The stem travel was almost an inch.

  14. It's because they're eastern termites. They have type A personalities. On the west coast they'd have fired up the joint at around around 4 feet above sea level and called a it day.
  15. 1002.1 Fixture traps. Each plumbing fixture shall be separately trapped by a water?seal trap, except as otherwise permitted by this code. The trap shall be placed as close as possible to the fixture outlet. The vertical distance from the fixture outlet to the trap weir shall not exceed 24 inches (610 mm). The distance of a clothes washer standpipe above a trap shall conform to Section 802.4. A fixture shall not be double trapped.

  17. Unless the artist was making statement about the juxtaposition of our electric world backed by a sea of stones dating back billions of years. Actually, you're still right. It's wrong in every way.
  18. I've seen theseauthentic roofing products on buildings here for the past 10 years or so. I'm fairly certain they started off as Crowe Roofing Products and I know of one house that had those installed about 15 years ago. All are holding up well.

  21. Pre-1900 or early 1900s we sometimes see the same thing here, but by the teens or 1920s virtually everything had a liner. Interesting. Out here liners didn't become common until the 50s or 60s. I can't recall having ever seen one on a pre-war chimney. Terra cotta liners in almost every chimney after 1910 or so.
  22. In this case they wouldn't be rafter ties, they'd be ceiling joists. There is no outward thrust- each framing member is a beam and all the load is vertical.
  23. I built a 4x4 shower and had it tiled in one day. The stuff is awesome.
  24. What Kurt said and gypsum wall board is considered combustible.
  25. Unless that house is priced way below other houses on the street, I suggest you keep looking.
