  1. Here is the reply I got from the Realtor trying to get me to do radon testing when I e- mailed letting her know that at least one Realtor was just doing the test herself.... "The real estate agent that does her own radon testing can get her butt absolutely sued to the end of tomorrow! She is practicing outside of her field of expertise, & will probably lose her license if she continues. There are no ands, ifs or maybes about what we can say or do as pertains to inspection & legal issues in regards to our license laws from the State. " I am not sure that what she says is correct, since she is not charging (practicing), but then again I am not a lawyer and she may be right.

  3. Is there any liability Realtor's should be concerned with in doing this? I think that is a great idea. I have considered selling the Realtor or purchaser the test kit with instructions and calling it good (no mark- up, just an added service). The problem is, they won't read the instructions, won't understand them, or will have questions that will slow me up, etc. Might as well charge for it and just do the dang things.
  4. I used to do them when inspecting for my previous employer. They were around $100.00. The $175 was the fee she was quoted, and I confirmed it from the guy's website.
  5. As far as I know, I have never lost one because of it. It has become more of a hot topic lately though. I have a Realtor that I have worked with for years trying to convince me to start doing radon testing. She just said she preferred that I get the $175.00 for the test, instead of bringing in another inspector for that part of it.

  9. I believe he meant stepped counter flashing--- that was my take.
  10. Try this one--- there is a slight leak in the flapper. The tank will fill the bowl to where it has enough head pressure to siphon and suck the bowl down. The tank will keep re- filling, just not noticeably.

  12. Can someone point me to a link where I can find that style of boot/ flashing. I spent some time searching and came up empty. Also, any good link's to standing seam metal roof installation's would be great. I found a couple, but they were not very informative.
  13. Why the heck is there not a simple requirement for more than one receptacle in the garage? Common sense tells me that a homeowner will use the most accessible receptacle for their extension cord. I say at least one receptacle per wall would be a good requirement. It may prevent the average weekend warrior homeowner from doing their own "custom" electrical installations when turning their garage into a workshop, etc.

  15. I check them to make sure there is no leakage in the service pipe between the street and house. I have found several so far that had issues.

  17. What kind of time frame am I looking at before the steel fails due to rust, since there is no flashing or weeps protecting it from above, and it is buried in the ground? Jim -- answer this question and I have a gift for you-- it's yours anyway's if you want it-- check you pm box.

  19. I have been writing up missing weeps at the accent areas, but only if there are other areas that are not properly detailed. Like Jim's example where they run the brick about half way up the wall. What do you guy's think about the details on today's inspection. 1994 house with brick run half way up the wall. They used steel angle as the support instead of a footing. There are no weeps or flashing installed. I dug up a couple areas to check out the shelf , and there is some decent surface rust. I can't think of any way of preventing the steel from rusting out... just seems like a bad idea

  21. Thanks for the help Mike, One of these days I need to convince someone to catalog all code requirements and manufacturers installation instructions from years past.
