Denray
Most of today's house had its beams bolted to the sides of posts. 1978 build. I suggested client get a hold of the engineering report. Marc
I agree on getting an engineer's blessing. It's a good example of 'caution thrown to the wind'. Marc
Denray
Thanks Marc. What kind of foundation do you call this?
Marc
If the poles are driven deep into the earth - pilings, otherwise posts. Marc
palmettoinspect
Typically you would see the pilings notched and the beams resting inside the notch and then through bolted.
Denray
These just seem to go down into the crete. Click to Enlarge 57.31 KB Some got dirt around them. Some are a bit rotten. Other than that it's a nice set up. Click to Enlarge 46.84 KB Click to Enlarge 66.17 KB
mjr6550
Without notching for the beams the load on the bolts will exceed the allowable load-but it will not fall down. You are correct to call this out. The bolts at the spliced beam are also too close to the end of the beam.
kurt
Bury them in concrete and they rot. I'd want to see notches, steel support angles, or some similar iron/steel reinforcement at all those joints, in addition to more bracing. Eric B
My concern would certainly center on the rusting fasteners.
