I reserve mine for listing agents, sellers that feel the need to explain their house to me, or other individuals involved in similarly disrespectful dweeb-like behaviors. Customers get full wattage. I'm approaching year 8 now. Income from my part time efforts continues to grow each year. 65k gross last year while maintaining a full time job at the same time. Yep, a decent gig indeed.
